Preleasing Begins at Mixed-Use Student Living Community Near UGA

CCI Real Estate, a real estate investment company centered on missional impact and community transformation, announced the beginning of preleasing for 290 Lumpkin, a 243-residence, mixed-use student living community adjacent to the University of Georgia campus in Athens, Georgia. Leasing will officially open for prospective residents in fall of 2026, with first tenant move-ins expected summer of 2027.
As seen in new renderings, the expansive, eight-story community centrally located on Lumpkin Street will feature 353 beds across fully furnished studio, one- and two-bedroom apartments, a 356-space parking deck, a ground-floor location of Three Tree Coffee, a fitness and wellness center, multiple landscaped courtyards, and ample study and lounge spaces for residents. A gorgeous, half-acre roof deck with a living garden will serve as a central gathering space with a pool, pickleball and basketball courts, grill stations, and a large TV screen for football game days. The community will also offer 24/7 controlled resident access, creating a secure, private living environment just steps from campus and downtown Athens.

Construction on 290 Lumpkin began in summer 2025, with New South Construction serving as general contractor. Developed in partnership with the Georgia Baptist Mission Board, the community will also include new ministry space for Baptist Collegiate Ministries (BCM) at University of Georgia that started on-campus in 1925. In 2024, CCI completed a property exchange with the Board of Regents of the University System of Georgia, swapping 1.3 acres at BCM’s former home at 450 S. Lumpkin St. for 1.7 acres at the corner of Wray and South Lumpkin streets.
CCI is also underway on student living projects at the Georgia Institute of Technology in Atlanta and Georgia Southern University in Statesboro, Georgia. These projects include the redevelopment of irreplaceable sites into multi-story developments to provide residential units, support retail and offer dynamic gathering spaces for students, faculty and visitors.
