CCI Secures $67M Construction Financing for New Mixed-Use Community at the University of Georgia

CCI Real Estate, a real estate investment company centered on missional impact and community transformation, announced today that it has closed a $67 million construction loan to advance the redevelopment of the Baptist Collegiate Ministries (BCM) building at the University of Georgia (UGA) in Athens, Georgia. Developed in partnership with the Georgia Baptist Mission Board (GBMB), the project, called 290 Lumpkin, will deliver new multifamily, retail and gathering spaces to a prime location on UGA’s campus.

Collaborating with Lance Thurman of Atlanta-based capital advisor Summerhill CRE, CCI chose Affinius Capital (a merger of USAA Real Estate and Square Mile Capital) to provide construction financing for the project.

Originally housed at 450 S Lumpkin St., BCM has been active on UGA’s campus since 1961. The student-led ministry will relocate to the new development at 290 S Lumpkin St., which is located on the southern corner of Wray Street and South Lumpkin Street.

Once completed, the eight-story development will offer 243 one- and two-bedroom apartments totaling 353 beds, a 356-space parking deck, a rooftop amenity deck, a student lounge, offices and new ministry spaces capable of accommodating over 500 people for conferences and meetings. At the street level, there will be a coffee house, fitness center and additional retail offerings.

Construction on 290 Lumpkin has already begun, with completion estimated for June 2027. CCI has selected New South Construction as the general contractor for the project.

CCI is also redeveloping the BCMs at the Georgia Institute of Technology in Atlanta and Georgia Southern University in Statesboro, Georgia. These projects include the redevelopment of irreplaceable on-campus sites into multi-story developments to provide residential units, support retail and dynamic gathering spaces for students, faculty and visitors.
