CBRE announces the sale of The Connection at Athens, an 876-bed value-add student housing community serving students at the University of Georgia in Athens, Georgia. West Palm Beach, Florida-based Priderock Capital Partners purchased the asset for an undisclosed price from San Diego-based Pierce Education Properties and New York-based Nuveen Real Estate. 

CBRE National Student Housing’s Jaclyn Fitts, William Vonderfecht and Casey Schaefer represented the seller in partnership with CBRE Georgia Multifamily’s Kevin Geiger and Shea Campbell. 

"The Connection at Athens achieved greater than 99% occupancy for seven consecutive years." said Casey Schaefer, Senior Vice President at CBRE. "The property’s strong performance coupled with its expansive amenity base and value-add upside at scale provided an attractive opportunity for investors in one of the nation’s most desirable student housing markets." 

Located at 255 The Preserve Drive, The Connection at Athens residents have direct access to the University of Georgia campus via a private shuttle. The property features a sprawling set of amenities including a resort-style pool pavilion with four pools, a large clubhouse, and multiple outdoor gardens. The pool pavilion contains grilling stations, a fire pit, and a large gazebo. A basketball court, a sand volleyball court, and a dog park are also located onsite. Inside the clubhouse the property has a full kitchen, a fireplace, stand-up tanning, private study rooms, and a game room with billiards, ping pong, and shuffleboard. Each unit includes cherry cabinetry, stainless steel appliances, granite countertops, hardwood-style flooring in living area, ceramic tile wet areas, and are fully furnished.
