Landmark Properties Announces Four New Student Housing Developments Totaling More Than $600M
Friday, November 13th, 2020
Landmark Properties announced plans today for four new student housing projects along the eastern seaboard. The vertically integrated student housing development company will add 2,611 new beds to its portfolio. Since the beginning of 2020, Landmark has announced plans for eight new student housing developments, representing more than 5,600 beds and $1.4 billion.
The newly announced developments include The Mark at Athens (Phase II) near the University of Georgia; The Standard at College Park near the University of Maryland; Legacy at The Standard near the University of Florida; and The Retreat at Kennesaw near Kennesaw State University.
“It’s no secret that 2020 has presented unique obstacles, but through those challenges we’ve continued to see strong demand for off-campus student housing, demonstrating the resiliency of our asset class amid an otherwise struggling economy,” Landmark Properties President and CEO Wes Rogers said. “While new starts for the industry appear to be down nearly 50% this year, through our disciplined investment approach, industry leading team, vertically integrated platform, and strong relationships with capital partners, Landmark is positioned to continue building record-setting momentum in the student housing sector. In fact, with over $2.7 Billion under construction, we are busier than we’ve ever been.”
Landmark’s October 2020 Construction Starts:
-
The Mark at Athens (Phase II) — University of Georgia: A purpose-built apartment community with 115 units and 436 beds, Phase II of The Mark will be adjacent to UGA’s campus and downtown Athens. The complex will feature studio to 5-bedroom floorplans with more than 19,000 square feet of retail space on the ground level. Community amenities include private bathrooms, stainless steel appliances, an 1,800-square-foot clubhouse, elevated pool deck, fitness center, study lounge with café and computer lounge. Scheduled delivery is fall 2022.
-
The Standard at College Park — University of Maryland: A 282-unit, 951-bed purpose-built community, The Standard at College Park is .01 miles from Maryland’s main campus. Floor plans range from studio to five bedrooms, featuring quartz countertops, stainless steel appliances, hardwood style laminate floors and large closets. Community amenities include a fitness center, sauna, computer lab and study lounge. The complex will also have more than 5,500 square feet of retail space on the ground level. Scheduled delivery is fall 2023.
-
Legacy at The Standard — University of Florida: Located three blocks north of UF’s campus, Legacy at The Standard will have 155 units totaling 543 beds, with floorplans from studio to 6 bedrooms. Apartments will feature granite countertops, hardwood-style laminate floors, private baths with upgraded flooring, plantation blinds and large closets. Community amenities include an outdoor pool and grilling area, study lounge with café, computer lab and a gaming lounge. Scheduled delivery is fall 2022.
-
The Retreat at Kennesaw — Kennesaw State University: A cottage-style apartment community just half a mile from KSU’s main campus, The Retreat at Kennesaw will have 173 units with floorplans ranging from one bedroom to six bedrooms, for a total of 681 beds. In additional to each bedroom having a private bathroom, units will also include quartz countertops, hardwood-style laminate floors, large closets and ample cabinet space. The community features covered parking, a resort-style swimming pool, grilling area, beach volleyball court, fitness center and 24-hour study lounge. Scheduled delivery is fall 2021.
“Even as many colleges and universities have increased focus on distant learning and de-densified on-campus residence halls, we’ve seen time and again that most students strongly prefer living near campus and claiming their independence as they pursue their educational degrees,” Rogers said. “With eight new starts and five deliveries in 2020, we’re proud to be bringing an unsurpassed college living experience and high-quality housing options to more students across the country.”
Earlier this year, Landmark announced plans for The Standard at Seattle near the University of Washington (2023), The Retreat on Milledge near the University of Georgia (2021), The Standard at Ann Arbor near the University of Michigan (2022) and The Retreat at Orlando near the University of Central Florida (2021).
